▪ Represent and operate Crane Realty’s subcompany, Stafford Property Management solely;
providing clear and efficient communication to prospective and current clients to establish
rapport and generate continued business
▪ List residential rental unit vacancies, vet inquiries, process prospects through the application
process. generate NYS complaint leases
▪ Coordinate rental unit turnovers; pre-move out inspections, move-out inspections,
coordinating repair and cleaning
▪ Onboard new tenants prior to move in, familiarizing them with our agency and Tenant
Portal system
▪ Field maintenance requests from tenants, coordinate those repairs with relevant contractors,
process and remit payments to contractors quickly

■ Evaluate vacant rental units and generate comprehensive assessments outlining rehabilitation
work needed; provide multiple rehabilitation options for clients/owners ranging from
cosmetic updates to more in-depth work
■ Secure insured and well reputed contractors to create bids for rehabilitation projects
■ Conduct continuous and routine inspections throughout the renovation process; ensure
contracted work is being completed, select materials as needed, send updates to client/owners regarding process and estimate adjustments, remit payments to contractors as needed
■ Coordinate repairs through relevant subcontractors when unexpected issues arise, report these updates to General Contractors and client/owner
Stafford Property Management, Bookkeeper
■ Collect and remit monthly rent payments from tenants; send rent reminders and past-due
notices as needed
■ Pay outstanding invoices from subcontractors for each property and update property ledgers.
■ Reconcile property Profit & Loss Statements monthly, ensuring rent payments and bills paid
are accurate; send monthly Owner Statements outline funds coming in and out
■ Generate Year End Profit & Loss Statements and tax reports; ensure these are in-depth and
accurate year end reflections of how each property performed financially; review with
owners as needed and create action plans for improved profits for the upcoming year
■ Maintain property reserves to ensure larger property balances owed can be paid in full and
on time; Town/County/Village/City taxes, Water/Sewer, Liability Insurance, etc.

■ Nurture client leads through intake interviews and consistently clear communication
■ Conduct viewings of relevant properties, in consult with clients
■ Create property analysis for potential investment properties for clients, evaluating current
condition, anticipated repairs, rentability, and market rent
■ Negotiate sales contracts between investor clients and selling agents.
■ Facilitate the purchase contract from inception to closing ensuring clients interests are
protected and goals met
■ Create meaningful and positive working relationships with other agents in the Greater
Rochester area to ensure the Crane Realty brand is represented well and strong long-term reciprocal relationships are established
