Dear Hiring Team,

I am excited to apply for the Vendor Manager position at Roofstock. With over 5 years of experience in vendor relationship management within the residential real estate sector, I have a proven track record of optimizing vendor performance and driving operational efficiency. My strong analytical skills and ability to thrive in fast-paced environments make me an ideal fit for this role. I look forward to contributing to Roofstock's growth and success.

Sincerely, [Your Name]

How do you prioritize vendor relationships when multiple vendors require attention?
I prioritize based on vendor performance, strategic importance, and urgency of issues. I use a tiered approach: high-impact vendors with significant volume or critical services get regular check-ins, while lower-tier vendors are monitored through scorecards. I also address escalations promptly to maintain service levels.
Describe a time you improved vendor performance metrics.
At my previous company, I implemented a quarterly business review process with vendors, sharing performance data and setting improvement targets. One vendor reduced response times by 20% after we collaborated on a new escalation protocol. This resulted in higher SLA compliance and cost savings.
How do you handle a situation where a vendor consistently fails to meet SLAs?
I start with a candid conversation to understand root causes and offer support, like training or process adjustments. If issues persist, I escalate to a formal improvement plan with clear milestones. If no improvement occurs, I explore alternative vendors while minimizing disruption.
What metrics do you use to evaluate vendor performance?
Key metrics include on-time completion rate, quality scores, cost variance, response time, and customer satisfaction. I also track compliance with contract terms and safety standards. These data points help identify top performers and areas for improvement.
How do you negotiate pricing with vendors while maintaining quality?
I use market benchmarks and volume commitments to negotiate competitive rates. I emphasize long-term partnership value and seek win-win solutions, such as tiered pricing or performance bonuses. I also ensure quality standards are clearly defined in the contract to avoid cost-cutting that compromises service.
