Sample interview questions
How do you ensure the accuracy of monthly financial statements for a property portfolio?

I use a structured close checklist, reconcile bank and balance-sheet accounts to supporting schedules, review unusual period-over-period variances, and confirm that material transactions are correctly coded. I document open items and obtain timely review or approval before distributing final reports.

Describe your approach to researching a historical cash transaction that does not reconcile.

I begin with the bank activity and trace the transaction through the general ledger, cash receipts, payment records, and any relevant tenant or vendor ledger. I verify the date, amount, entity, and coding, identify the root cause, make or recommend the correcting entry, and clearly communicate the outcome to the relevant stakeholder.

What property-accounting risks do you consider when reviewing vendor invoices?

I verify the correct property and account coding, review whether the spend should be expensed or capitalized under policy, confirm approvals and supporting documentation, and check for duplicate or late payments. I also ensure the invoice is recorded in the correct reporting period.

How have you managed competing deadlines during month-end close?

I prioritize items that affect financial-statement completion, client distributions, and payment obligations, then maintain a task tracker with owners and due dates. I communicate potential delays early, batch routine work where possible, and reserve time for reconciliation exceptions and final quality review.

How would you explain a financial-reporting variance to a non-accounting client or portfolio manager?

I would lead with the business impact, identify the primary driver in plain language, and provide concise supporting detail such as changes in rent collections, repairs, accruals, or timing. I would also explain whether the variance is recurring or one-time and outline any required follow-up actions.
