Sample interview questions
I would segment the available data by asset quality, owner profile, market potential, and likelihood of engagement, then establish consistent outreach and follow-up cadences. I would track each opportunity through defined stages, record next actions and risks, and review conversion metrics weekly to focus effort on the highest-value opportunities.
I would first understand the owner's financial goals, concerns, and time horizon. Then I would clearly explain the trade-off between future lease payments and immediate liquidity, using transparent assumptions and allowing the owner time to evaluate the proposal without pressure.
IRR, NPV, projected cash flows, discount rates, lease escalation terms, remaining lease duration, renewal probability, and closing costs are central. I would use those factors to assess expected returns while also identifying legal, operational, and counterparty risks that could affect value.
In a strong example, I would describe how I identified the opportunity, mapped stakeholder interests, qualified the economics, and maintained momentum through objections and diligence. I would emphasize preparation, clear communication, documented next steps, and a solution that met both the client’s priorities and the company’s return requirements.
I use a structured weekly operating rhythm with daily pipeline reviews, time-blocked prospecting, clear activity goals, and regular reporting on stage movement and forecast quality. I also proactively communicate risks and resource needs to my manager and collaborate with internal partners to remove barriers to closing.
